Mumbai’s first dual twin-tower development redefines what urban density can look like.
DKODE Architects has completed the design for S-City a 27-lakh square foot mixed-use development in Goregaon, Mumbai, that introduces a first to the city: dual twin towers connected by a sky-level amenity bridge.
Mumbai has seen twin towers before. It has not seen this.
S-City, located in Goregaon West near the Western Express Highway, is the city’s first dual twin-tower mixed-use development, a distinction earned not just by its scale, but by the ambition of its design. Two residential towers and two commercial towers rise from a shared podium, connected at height by an amenity bridge that carries communal spaces between the residential blocks. The bridge is the project’s defining gesture: a horizontal connector in a city that has only ever thought vertically.
At 27 lakh square feet, the development is one of Mumbai’s most substantial mixed-use projects in recent memory. The programme is comprehensive luxury 3 and 4 BHK residences, commercial office spaces ranging from 1,000 to 2,500 square feet, a G+2 high street at ground level, and four parking podiums that resolve the project’s density without compromising its liveability.
But the numbers only tell part of the story. What makes S-City significant is the thinking behind it. The amenity bridge positioned mid-top between the residential towers turns a structural necessity into a social one. It is the point at which residents meet, where community forms at elevation. In a city where the ground plane is perpetually contested and crowded, the bridge offers something increasingly rare: shared space with a view.
The commercial component is equally considered. Road-facing frontage, proximity to the Western Express Highway, and well-scaled floor plates make S-City’s office offering genuinely competitive not an afterthought to the residential towers above, but an equal part of the project’s identity.
S-City is a project that asks what a Mumbai development can be when the brief is not just to build more, but to build better.
